Tile Costs Three Times What Sheet Vinyl Does, and the Material Is Only Half the Reason
This is a material-cost analysis using published 2026 installed rates.
The installed spread
| Flooring | Per sq ft installed | 400 sq ft | 800 sq ft |
|---|---|---|---|
| Sheet vinyl | $3.00 – $10.00 | $1,450 – $4,250 | $2,650 – $8,250 |
| Laminate | $3.00 – $12.00 | $1,450 – $5,050 | $2,650 – $9,850 |
| Luxury vinyl plank | $5.00 – $13.00 | $2,250 – $5,450 | $4,250 – $10,650 |
| Engineered hardwood | $6.00 – $20.00 | $2,650 – $8,250 | $5,050 – $16,250 |
| Ceramic or porcelain tile | $10.00 – $20.00 | $4,250 – $8,250 | $8,250 – $16,250 |
Sheet vinyl and tile do not overlap at all. LVP and laminate sit in the middle and are the reason most renovations end up there.
Why tile costs more than its material
Tile is set one piece at a time in thinset, with spacers, grout lines and cuts around every obstacle. A vinyl sheet goes down in one piece in a fraction of the time.
That means the labour half of the tile bill is both larger and less compressible. A cheaper tile does not make a tiled floor cheap.
Where tile still wins
Wet rooms. A bathroom floor or a shower surround is where tile's water resistance stops being a preference and starts being a requirement.
Everywhere else, the honest question is whether you want tile or whether you want a floor that looks like tile. The second one costs about half.
Frequently asked
Is luxury vinyl a good substitute for tile?
In most dry rooms, yes. It is waterproof, warmer underfoot and roughly half the installed cost. It does not add the same resale value in a bathroom.
Does tile last longer?
Typically decades, but the grout and the substrate fail first. A tile floor is only as good as what is under it.
