What Does a 120 sq ft Kitchen Remodel Cost?

The figure below includes the parts of the job that do not shrink when the job does — the permit, the delivery, the crew's morning. That is why a smaller job costs more per sq ft than a bigger one.

Adjust for your state

Fixed costs of $1,400 are included in every figure on this page, so the per-square-foot price falls as the job gets bigger.

What the number is made of

Every figure on this page follows the same arithmetic: a fixed portion for permits, delivery and getting a crew to your address, plus a per-sq ft rate for material and labor. The fixed part is why the per-sq ft price on this page is not the same as on a larger job.

Cost breakdown for this size
ComponentLowHigh
Fixed costs (permits, delivery, setup)$1,400$1,400
Materials$7,110$10,782
Labor$8,690$13,178
Total$15,800$23,960

The same size, five different states

Material prices do not change at the state line. Labor does. These five states sit at different points of the federal wage distribution for this trade.

Same job, adjusted for state wages
StateLabor factorLowHigh
Oklahoma×0.79$13,932$21,127
Arizona×0.85$14,505$21,996
West Virginia×0.92$15,105$22,906
New Hampshire×1.08$16,460$24,962
Illinois×1.40$19,285$29,244

Only the labor line moves between states. That is a deliberate limitation, not an oversight: state-level material pricing is not something we have reliable data for, so we do not pretend to.

Can a kitchen this size be remodeled without moving plumbing?

Yes, and it should be. Keeping the sink and range where they are is the single biggest saving at this size, often a third of the budget.

What eats the budget in a kitchen this small?

Cabinetry, at roughly 40% of a mid-range remodel. In a small kitchen the cabinet run is short but the appliances are full size, so the fixed appliance cost dominates.

Is a full gut realistic here?

It is, but the fixed costs hurt more. At this size a gut remodel costs $15,800 to $23,960, and much of that is not proportional to the floor area.

Data note. Figures are computed from a fixed-cost-plus-rate model: $1,400 fixed, plus $120 to $188 per sq ft installed, with 55% of the variable portion treated as labor. Labor is adjusted with U.S. Bureau of Labor Statistics OEWS wage data by state. Material ranges come from published 2026 cost data. These are planning ranges, not quotes.
